What is a Junior ADU?

A JADU is created inside the walls of a single-family home, either one that exists now or one being built. Common spaces are a spare bedroom, a primary suite, or part of the main floor along an exterior wall. Under California law, every JADU needs:

  • 500 square feet or less of space
  • A separate exterior entrance, apart from the home’s main entrance
  • An efficiency kitchen with a cooking appliance, a food prep counter, and storage cabinets
  • A recorded deed restriction stating the JADU can’t be sold separately from the home

How is a JADU different from a regular ADU?

A JADU is smaller and stays inside the house. A standard ADU can be a detached backyard unit, an addition, or a converted garage.

A single-family lot can have one of each. You can add a JADU inside the house and still build a detached ADU in the backyard.

Does a Junior ADU need its own bathroom?

No, but the choice now changes your rules. California’s AB 1154 took effect January 1, 2026. It ties owner-occupancy to the bathroom setup:

If you might ever move out and rent both the house and the JADU, a private bathroom keeps that option open. Make this decision before plans are drawn, since adding a bathroom later is far more expensive.

How much does a Junior ADU cost in Santa Clarita?

Recent Los Angeles-area cost data puts most JADUs at about $50,000 to $120,000, the lowest of any ADU type. They reuse the home’s existing walls, roof, and foundation. These factors move the price most:

  • Bathroom. Sharing avoids new plumbing. A private bathroom is usually the biggest single cost.
  • Kitchen. Cabinets, counter, and a cooking appliance, plus the wiring and venting they need.
  • Entrance. Cutting a new exterior door, plus any steps or landing.
  • Electrical capacity. Older panels may need an upgrade to handle cooking and heating.
  • Existing condition. Older homes may need updates to bring the space up to current code.
  • HOA review. A new exterior door can trigger architectural review in Valencia, Stevenson Ranch, and newer Saugus tracts.

State law also keeps some costs down. A JADU isn’t treated as a separate dwelling for water, sewer, or power, so it can’t be charged a separate utility connection or connection fee. It also isn’t treated as a new dwelling for fire codes, so it needs fire sprinklers only if the main house does.

Where do Junior ADU permits go in Santa Clarita?

It depends on your address. In Valencia, Newhall, Saugus, and Canyon Country, permits go through the City of Santa Clarita. In Stevenson Ranch, Castaic, Acton, and Agua Dulce, they go through Los Angeles County. Either way, a compliant JADU gets ministerial review with no public hearing.

Is a Junior ADU right for you?

A JADU works well when you want a second living space without building a new structure. It’s a strong fit for:

  • An aging parent or adult child who wants privacy but lives close
  • Live-in help, such as a caregiver or nanny
  • Long-term rental income while you keep living in the home

Can I rent out a Junior ADU in Santa Clarita?

Yes, as long as each rental lasts longer than 30 days. Since January 1, 2026, state law prohibits short-term rentals of any JADU. If your JADU shares a bathroom with the main house, you must also live on the property. Your HOA may have additional rental rules.

Do I have to live on the property if I build a JADU?

Only if the JADU shares a bathroom with the main house. Under AB 1154, effective January 1, 2026, a JADU with its own bathroom has no owner-occupancy requirement. You could rent out both the main house and the JADU.

Does a Junior ADU need a parking space?

No. California law doesn’t allow cities or counties to require extra parking for a JADU. That applies in both the City of Santa Clarita and unincorporated LA County.

Can I sell a Junior ADU separately from my house?

No. A JADU stays part of the home. Before a permit is finalized, a deed restriction must be recorded that prohibits selling it separately.

How big can a Junior ADU be?
