A 2-bedroom ADU works best at about 750 to 1,000 square feet: two real bedrooms, one or two baths, an open kitchen and living area, and laundry. It costs more than a 1-bedroom, but it opens the door to families, roommates, and higher rent.
Before you size it, check two numbers: the 750 sq ft impact-fee line and your local size limit.
How big should a 2-bedroom ADU be?
| Size | What fits |
|---|---|
| About 750 sq ft | Two modest bedrooms, one bath, compact open living |
| About 850 sq ft | Two real bedrooms, room for a second bath or a larger living area |
| About 1,000 sq ft | Full-size rooms and two baths |
State law bars impact fees on ADUs of 750 sq ft or less, so many owners aim just under that line. Above it, fees must be proportional, and from 2027 SB 1117 limits fees on the first two ADUs to the space above 750 sq ft.
What size limits apply in Santa Clarita?
State law says a city can’t set its maximum below 1,000 sq ft for an ADU with two or more bedrooms. The City of Santa Clarita’s 2026 ADU handout lists 800 sq ft for a detached ADU, so confirm with the Planning Division which limit applies to your design before you draw plans. See Santa Clarita ADU size, setback, height, and parking rules.
What are three 2-bedroom layouts?
1. Split bedrooms. Bedrooms at opposite ends with living space between. Each bedroom gets privacy, which suits roommates or a parent and an adult child.
2. Bedrooms together. Both bedrooms on one side and the open kitchen and living area on the other. Shorter halls and simpler plumbing usually mean lower cost.
3. Two bed, two bath. At 850 sq ft and up, a second full bath makes the unit work much better for two adults who aren’t a couple. Get it priced before deciding, since it adds plumbing, fixtures, and space.
What design choices matter most?
- Stack the plumbing. Kitchen, baths, and laundry on shared walls.
- Put laundry inside the unit. A closet with a stackable washer and dryer is enough.
- Plan outdoor space. A small private patio off the living area adds usable space in Santa Clarita’s mild climate.
- Insulate for sound. Between bedrooms, and between the ADU and the main house.
What do 2-bedroom rentals go for in Santa Clarita?
In August 2026, Rentometer reported an average of about $2,740 a month for a 2-bedroom rental in Santa Clarita, across property types. A new ADU with in-unit laundry and private outdoor space can compete in that range, but price yours against current local listings. See renting out your ADU.
What mistakes should you avoid?
- Squeezing two tiny bedrooms into a lot that only fits 700 sq ft. A good 1-bedroom may rent and live better.
- Skipping storage. Two bedrooms means two people’s belongings.
- Ignoring sound between rooms and between units.

2-bedroom ADU FAQs
What’s the smallest practical 2-bedroom ADU?
Around 750 square feet is a common practical minimum. Smaller is possible, but the bedrooms and living area get tight.
Does a 2-bedroom ADU pay impact fees?
Not if it’s 750 sq ft or less. Above that, fees must be proportional, and SB 1117 further limits them starting January 1, 2027.
Is a second bathroom worth it?
It often is for rentals shared by two adults or for multigenerational use. Price it during design, since adding it later is much harder.
How much does a 2-bedroom detached ADU cost?
In the Santa Clarita area, an 800 to 1,000 sq ft detached ADU often runs about $260,000 to $350,000 or more all-in. See detached ADU cost.
